Our properties are owned by multiple owners who rent their properties themselves. We help them and you as tenants with the following tools and options:

FEES & Pricing  — The good news for the good tenants (and bad news for the bad tenants)

We believe 98% of great tenants (who pay rent on time and treat the property well and communicate with us!) SHOULD NOT PAY FOR COSTS CREATED BY BAD TENANTS (Tenants who cause damage to the property, annoy neighbors, or steal from the owners by not paying what was agreed).

Also we try to solve all issues quickly with the tenants through open communication to avoid lengthy processes with the city or city courts. Those lengthy processes have scared away many other investors and landlords, so that less and less housing is available for new tenants, or our tenants and our communities and is driving up tenant’s cost to live in our beautiful city.

Therefore we charge – additional to the rent – the following fees:

  • Late Payment (Payment agreements are possible BEFORE a payment is due, Grace Period is 3 Days)
  • Manual Payment
  • Tenant-Caused Management or Repair-Issues (You never have to pay if the house has an issue, if it was not caused by you)
  • Notices and Breach of Contract
  • Evictions (3 steps), easily adding up to $2,000 to $3,000 per tenant
    • Mediation
    • Court
    • Lockout
  • Debt Collection (We will collect everything that is owed even if it takes many years, and we charge for that additional services needed along with regular credit agency reporting).
    • Default Interest
    • Collection Fees
    • Credit Agency Reporting
